Euclid Commons is a joint venture of Focus Development and the Taxman Corporation. Euclid Commons is located in Oak Park's Avenue District, known as the restaurant and gallery destination for the Oak Park and River Forest markets. Our leasing strategy is to marry our retail development with a tenant mix of boutique style and independent operators, anchored by national retailers. To complement the merchants in The District, our goal is to bring in new users to balance the existing retailers in the market and to continue to stimulate economic growth in The Avenue District. Utilizing the retail frontage along Lake Street, the combination of residential density and the overall design of Euclid Commons are such that the retail component will be at street level giving the tenants high visibility and foot traffic. Subsequently, this will allow us to achieve a premium rent per square foot. To date our retail strategy has been met with an overwhelming response, averaging $28.00/square foot in rent and fully leased. Given the uniqueness of Euclid Commons to the market, we feel that this type of mixed-use development will support the current retail in The District and stimulate the demand for new retail growth.
