More Upgrades, Lower Prices on 4 unique condos at Courthouse Square

Buyers can save up to 36% on Historic Courthouse Units;  See New Model during Fall Festival Open House

Focus Development has improved the inclusions and lowered the prices on four unique, ultra-luxury condominiums now available in the fully restored historic courthouse building located within Courthouse Square in Wheaton.

At a time when builders are lowering their specifications in order to reduce their prices, shoppers can now save up to 36 percent on the final courthouse building units available and enjoy a wealth of upgraded amenities at no extra cost, said Tim Anderson, President of Focus Development.

“We’ve not only priced these condominiums more attractively, but we’ve completely redesigned their kitchens and bathrooms and outfitted each residence with exquisite finishes and extras that were not originally standard appointments. These include Wolf, Sub-Zero and Bosch appliances and custom cabinetry in the gourmet kitchens, upgraded hardwood flooring, additional crown molding and much more,” he said.

Anderson said each of the one-of-a-kind units “appeals to smart buyers who value the size, flexibility, sophistication and privacy of a custom single-family home, but without all the upkeep that comes with it. At Courthouse Square, you get the best of both worlds — a spacious, generously appointed and lavishly detailed residence that lives more like a custom detached home, as well as the low-maintenance advantages of owning a condominium.”

What’s more, homeowners appreciate being part of a master-planned, mixed use community that also includes mid-rise condos, upscale townhomes and expansive grounds that have been extensively landscaped.

Plus, they get bragging rights on a piece of history, said Anderson, who noted that the four homes are located within the famous 114-year-old DuPage County Courthouse clocktower building, which has earned landmark status. The structure was painstakingly refurbished over the last four years to convert its interior for residential use and lovingly restore its inimitable exterior.

“There are many intricate materials and elements inherent to the courthouse that required careful replication by specialized fabricators, including custom-made terra cotta and porcelain tile and sandstone imported from Europe,” Anderson said.

From the exquisite grand staircase in the corridor to the tin ceilings, terrazzo marble floors and opulent wainscoting in the lobby, “we made every effort to preserve the original character and integrity of this magnificent edifice. It was a labor of love project that couldn’t be rushed. We’re proud to say that the entire restoration is now complete, and the clocktower courthouse stands as proud and beautiful as ever before,” he said.

The four one-of-a-kind condos remaining provide three bedrooms and three to three-and-a-half baths. They are:

·          The Cornerstone, featuring a first-floor master suite, two outdoor balconies, a second lower level entrance and more than 3,400 square feet — move-in ready and priced at $929,900 (down from $1,449,900; all prices subject to change without notice).

·          The Courtroom, boasting a two-story kitchen, formal living and dining rooms, first-floor master suite, family room with loft, office space and over 3,500 square feet — priced at $1,099,900 (reduced from $1,699,900) and available for immediate occupancy.

·          The Chambers, offering a first-floor master suite, private patio, private ground floor in-law suite with separate entrance, and over 3,900 square feet — priced at $989,900 (down from $1,549,900). The Chambers can be further customized to suit a buyer’s tastes and will be available for delivery in as early as six months.

·          The Clocktower, Courthouse Square’s premiere luxury residence, featuring a private clocktower balcony, master suite on each level, formal living and dining rooms and more than 4,600 square feet — priced at $1,349,900 (originally $1,949,900). The Clocktower also can be further personalized per the buyer’s preferences and will be move-in ready in as early as six months.

Each distinctive condominium offers unmatched features and thoughtful inclusions, such as ceilings at least 11 feet high in the main living areas, ventless gas fireplace with granite hearth and surround (per plan), nine-inch-high wood base molding with cove detail, historically replicated windows with bronze screens, satin nickel lever door hardware throughout, and much more.

Home hunters can get a firsthand, detailed look at the community by attending the unveiling open house tours of the building and new Courtroom model every Saturday from 12pm-4pm during the Fall Festival of Homes beginning Saturday, September 18th thru October 16th..

Considering these are the last condos currently remaining at Courthouse Square, “we don’t expect them to last long, especially at these new enticing new prices,” said Anderson, who added that two other courthouse building residences formerly available have recently been sold.

“The benefits to being a homeowner at Courthouse Square are plentiful,” said Anderson. “For instance, your purchase includes two heated, underground parking spaces as well as abundant designated storage areas, and visitors have plenty of outdoor guest parking areas to accommodate them. Also, there’s ample green and open space at the community — representing more than 55 percent of the entire property.”

Courthouse Square’s community center building, formerly the campus’ States Attorney’s Office Building, has been converted into a community center facility for residents. In addition to professional office space for rent, the building provides homeowners with a fitness center and a fully furnished hospitality suite complete with a gourmet kitchen for parties and meetings. Adjacent to the building is an outdoor swimming pool for residents that operates between Memorial Day and Labor Day.

The Courthouse Square property covers 6.1 acres and is bordered by Willow Avenue and Liberty Drive to the south, Naperville Road and Washington Street to the east, Reber Street to the west, and train tracks to the north. The community is conveniently accessible to Roosevelt Road, I-355, I-88, and the downtown Wheaton Metra station — which whisks commuters off to downtown Chicago in 45 minutes, said Anderson.

Among other area highlights are Arrowhead Golf Club, Herrick Lake Forest Preserve, Wheaton Waterpark, and shopping at Danada Square and Oakbrook Center mall.

Focus Development will be holding open house events at Courthouse Square on Saturdays from noon to 4 pm beginning September 18 and ending October 16.  To reach the community, take I-88 west to I-355 north and exit at Roosevelt Road west; head to Naperville Road and turn right; proceed to Willow Road and turn left; head to Reber Street and turn right; and proceed one block to the historic courthouse on your right, located at 201 Reber St. in Wheaton.
